As seller's attorney we:

Resolve any issues or disputes that may arise after title search is conducted and home inspections are completed.

Prepare all customary closing documents requiring signatures at the closing.

Help identify and resolve any issues related to the title of the home and negotiate appropriate credits as necessary.

Order payoffs for any and all mortgages, liens, and outstanding water and sewer assessments.

Calculate any tax and utility adjustments pursuant to standard pro rata formulas.
As buyer's attorney we:

Prepare all necessary legal documents in accordance with Connecticut law and local bar rules.

Review all legal documents and ensure the client understands both rights and responsibilities.

Handle the title search to ensure marketable title leading up to the closing.

Monitor the conditions of the buyer’s commitment letter from the lender to ensure lender's requirements are met without delay.

Work with the buyer’s realtor, mortgage lender and the seller’s attorney to make sure all the deadlines are met.

Attend the closing with the client to review all paperwork and answer any questions.
As your refinance attorney we:

Order and review a title search and provide it to lender per lender requirements.

Work closely with the lender to prepare all necessary closing documents.

Ensure current mortgage is completely discharged.

Facilitate the signing of the loan documents and the recording of the new mortgage on the town land records.

Facilitate the handling of all funds from the new mortgage. This including paying off the existing mortgage and complying with any other lender requirements, such as obtaining s lender's title insurance policy.
As your Interspousal Quit Claim Deed Conveyance Attorney we:

Prepare your Quit Claim Deed in accordance with your personal spousal agreement or pursuant to your divorce agreement or court order.

Prepare the necessary Connecticut OP-236 Conveyance Tax form in conjunction with your Quit Claim Deed.

In some instances, order and review title search where a spousal conveyance may be initially prohibited by existing judgments liens or Lis Pendens, and may help resolve any such issues.

Facilitate the signing, witnessing and notarization of the Quit Claim Deed and OP-236 form.

Ensure timely filing of Quit Claim Deed and Tax Form with the town clerk so that property conveyance is perfected.
